Water seepage was reported by a neighbor this winter 2006.  The plumber was called but was not able to enter the premises.  He turned off the water at the street.  It was their water heater that sprung a leak.  They were on a cruise but had left the number of a brother in Greensboro.  Learn from this neighbor's experience and turn off all water service if you are going to be away for an extended period of time.  The safest way is to go into the crawl space and find the pipe going into the water heater (feel for the cold one).  Turn off that faucet and prevent the heartbreak of water damage and mildew.
Tilbury Court was scheduled for repainting of the courtyard walls.  Overgrown shrubs too close to walls had to be cut back to allow workmen to patch the cracks in the walls.  Reminder: Plant any shrubs at least 3 feet from the walls.

Some of the Falconbridge townhomes were constructed as early as 1983, whereas the community was completed in 1997. This means, of course, we are dealing with a wide range of facility matters - from 20+ year old units reaching their middle-age years and now beginning to show the toll this number of years takes on a structure - to newer units with not quite as many ills as their counterparts. Needless to say, it has been and is a challenge to keep our community an available real estate draw.

Over the past year the Facilities Committee has been busy not only improving the look of the community and residences, but also establishing a painting procedure to extend the life of each exterior painting job that is done. We are hopeful that with our new approach we will extend the life of each re-paint longer than five years which has been the standard until now. However, how much longer each re-paint will hold remains to be seen as this year was the first time using this new method. This past year we did some catching up on the painting as we did not do any units during 2003. In 2004 we painted a total of 55 units using the new procedure. A color scheme, that we feel will be pleasing to most, was selected following consultation with several homeowners. This coming year (2005) it is expected that we will paint 39 units: 1-6 Banstead; 1-10 Dartford Court; 1-8 Tilbury Court; 1-7 Wellesley Place and 5-15 Weybridge. The patio walls will be attended to at the same time that the unit is re-painted. There are no units scheduled for re-roofing this year.

These are the specs on the paint we have selected for our community.  It might be useful to some homeowners who may want to touch up something and want to so it themselves.  These paints and colors have been in use since 2004.

N.B.  Bloomsbury is a different color siding paint, but the same trim paint color.
                             
We use ONLY Duron paint.  These paint specs are on file under Falconbridge at both the Carrboro Duron store and at the Durham store on Hillsborough Road.

Exterior Siding Primer: Duron Maxwood Exterior Wood Primer Alkyd/Oil Formula, 08-Series.

Exterior Siding Finish Coat: Duron Weathershield Exterior 100% Acrylic Coating Satin, 11-Series.  Color:  Bloomsbury - Powdering Snow #8700W; Rest of the Community - Duron Design Accents 100% Acrylic Exterior Base Velvet Flat Sher Color Formula Barn Rafter #8705.

Exterior Trim Primer:  Duron Maxwood Exterior Wood Primer Alkyd-Oil Formula, 08 series.

Exterior Trim Finish Coat:  Duron Weathershield Exterior 100% Acrylic Latex Semi-Gloss 03-3 Series.  Color:  Bloomsbury as well as the rest of the community - Stratford Brown #8704D.

Concrete Patio Walls and Foundation:  Color- Timeless Gray #8632W.  The product Pro-Tech used is  Duracrete fine texture.  It gives the rough texture of the original walls.
